Real Estate Transactions must be handled with the utmost care and attention to detail. Our attorneys represent clients such as developers, corporations, landlords, tenants, buyers, and sellers in a wide variety of transactions, land use matters, and tort claims. Our services in the real estate law include:

 

  • Negotiating the purchase and sale of residential and commercial real estate, including the drafting and review of related documents, title examinations and title insurance.

  • Representation in litigation arising out if real estate ventures, including mediation and arbitration of construction disputes.

  • Landlord/tenant issues including the negotiating and drafting of commercial and residential leases.

  • Creating limited liability vehicles and other arrangements designed to minimize litigation and other risks inherent in real estate ownership.

 

Our real estate practice encompasses many facets of the industry from the most basic to more complex, including commercial, retail, residential, industrial, mixed-use and resort developments, as well as community associations. We represent owners, developers, users, property managers, lenders, contractors and architects. In addition, our practice covers a wide variety of transactions and issues, including: property acquisitions and dispositions (including tax-free exchanges); foreclosures; financing (including mortgage financings, capital and operating lease arrangements, equity participation arrangements, limited partnership/limited liability and other “alternative” arrangements); condominium development and management; property tax appeals and applications for exemptions and owner/contractor agreements and owner/architect agreements (conventional, construction manager, design/build and the like).

1. Affordable Housing and Community Development.
Our involvement with significant federal, state, and local housing and community development programs and projects gives us the transactional, regulatory and policy experience and relationships to handle business needs in this complex area. We advise clients on all affordable housing and community development programs and issues.

Owners, operators and managers of apartments, developers, and owners and associations of condominiums take advantage of our services that cover a wide range of areas.



3. Leasing.
Our Firm handles large and small portfolios containing both complex and simple leases with equal efficiency, as well as all product types, including office, industrial, flex, retail and mixed-use. We represent both landlords and tenants ranging from small retail and office tenants to large space consolidations to complex tenant equity participations. We pride ourselves in bringing a pragmatic business perspective to the lease negotiation process. We work hard to fully understand the lender’s role in the lease approval process and the competing interests of landlords, tenants and lenders in leasing transactions and we pride ourselves on our ability to negotiate multiple-party deals between these interested parties.



4. Residential and Planned Development.
Owners and developers of planned communities and mixed-used developments face issues and challenges ranging from land use to comprehensive planning to administrative proceedings. We work efficiently to guide clients through all phases of a development as part of our commitment to build a strong legal structure for the entity, as well as for affiliated companies offering supporting services.

5. Retail Properties.
Our Firm’s services include a full range of diverse retail leasing and development transactions. Owners, developers, brokers, investors, managers and tenants come to us for advise in many areas including acquisitions/sales, anchor leasing, big box leasing, built-to-suit transactions, design/build, development, ground leases, in-line leasing, joint venture agreements, management and listing agreements and sales/leaseback transactions.
